Harbor House at the YWCA

Xenolith Partners is working closely with the YWCA NorthEastern NY ("YWCA") to redevelop their historic property in the Stockade Historic District in Schenectady. The first phase of the project will include the new construction of 54 supportive housing units, with services provided by the YWCA.
The second phase of the project will feature the adaptive reuse of the existing structure, which currently houses 42 SROs, an early learning center, and gymnasium. The layout will be reconfigured to allow for the expansion and renovation of the early learning center, creation of studio and 2BR units, renovation of the existing YWCA offices, and the creation of community facility spaces that will facilitate new external programming.
Xenolith and the YWCA will be applying for HCR 9% LIHTC and HCR SHOP funds in Fall 2022 as part of the first phase and expect to close on the financing in Mid-2023. Construction will take 18-24 months.
The second phase will be financed once the first phase is fully leased using Historic Tax Credits, LIHTC, and SHOP funds.
